Renting a Railway Arch - What You Need to Know

Railway arches have become a popular choice for businesses across London and the UK, from workshops and storage operations to breweries and studios. Their brick vaults, open floor plans and locations near transport links make them well suited to industrial and trade uses in particular.

If you're considering renting an arch for the first time, the process works a bit differently to a standard commercial unit. This guide covers what to expect: how renting works, what you can use an arch for, what it costs, the condition you'll find it in, where they're available, how long the process takes, and whether an arch is the right fit for your business.

How do you rent a railway arch?

Renting a railway arch with a business space provider like The Arch Company follows a clear set of steps from enquiry to moving in.

Find a space. Search available units by area, size, and use type on the provider's website. Arch Co manages properties from 100 to 100,000 sq ft, and our Customer Service team can help match you to the right one.
Arrange a viewing. A letting agent shows you the space and answers questions on the practical details.
Choose your lease type. Arch Co offers a standard lease, typically 3 to 6 years, or a flexible six-month rolling contract with a 6-month break option for businesses that want more room to scale up, scale down, or relocate.
Submit an application. Put forward your proposed rent and any conditions, along with ID, proof of address, and financial information for a credit check. Flag any planned alterations at this stage.
Get approved and receive Heads of Terms. These set out the agreed rent, lease length, and any conditions. Sign and return them, and the space is marked "under offer."
Legal completion. Solicitors handle the lease paperwork and any internal approvals needed. The deposit is typically three months' rent, payable in instalments if needed, alongside first rent and service charge.
Move in. You get your keys, a dedicated Property Manager for lease and unit queries, a Site Facilities Manager for shared areas, and a handbook covering how the space and site operate. Rent is paid monthly or quarterly by direct debit.

What can you actually use a railway arch for?

Industrial spaces

Small-scale production, assembly, and trade or business use, from light manufacturing to contractors needing a workspace with storage combined. Suits businesses that need equipment and workflow space rather than an office or shop front. See industrial spaces.

Workshop spaces

Joinery, metalwork, welding, and fabrication businesses; bike, auto, and electronics repair; and small-scale manufacturers handling production, packing, and dispatch in one space. See workshop spaces.

Warehouse spaces

Built for stock movement, order fulfilment, and distribution, including picking, packing, and courier access. Suited to e-commerce, wholesale, and delivery operations. See warehouse spaces.

Storage spaces

For tools, equipment, stock, or documents, without the operational activity of a warehouse. Useful for overflow during seasonal peaks or as a business grows. See storage spaces.

Food and beverage spaces

Coffee shops, cafés, restaurants, bars, and bakeries, ranging from grab-and-go kiosks to full-service venues. Arches suit these businesses well due to their character, footfall, and transport links. See food and beverage spaces.

How much does a railway arch cost?

Headline rent for a railway arch typically runs £2,000 –£2,200 a month, though this varies by size, location and use type.

On top of rent, most business space providers charge business rates, service charge and insurance separately. Together these usually add around 45% on top of the headline rent, so a £2,000/month arch could realistically cost £2,900/month all in.

Cost also varies significantly by location. In London, areas like Brixton and Camberwell and Lambeth tend to offer the best value, while boroughs like Southwark and Camden sit at the higher end. Outside London, Newcastle and Liverpool are generally more competitively priced than Manchester or Leeds.

Compared to a conventional commercial or industrial unit, arches can be up to 25% cheaper for equivalent space. For a full cost breakdown by location and property type, see our guide on how much it costs to rent a railway arch.

What condition will the arch be in when you take it on?

Arches are typically handed over as a shell, giving you a blank space to fit out to suit your business rather than working around an existing layout. Arch Co provides a Fit Out Guide setting out what's allowed, so it's worth checking this and speaking to your Property Manager before budgeting for fit-out costs.

Which areas can you rent an arch?

Arch Co manages over 5,300 properties covering 24.8 million sq ft across London and the UK, so availability spans far beyond the capital. In London, arches are concentrated in areas like Bermondsey, Hackney, Brixton, Peckham, Camden, Deptford and Vauxhall, alongside many more boroughs and neighbourhoods. Outside London, Manchester has a dedicated location page, with further availability in Leeds, Newcastle, Birmingham and Liverpool.

How long does the process take, from enquiry to move-in?

The full letting process, from application to signing, normally takes around 4 to 6 weeks. In many cases you can move in within about 4 weeks of your application being approved, though this depends on how quickly paperwork, credit checks and any legal steps are completed.

Is a railway arch right for your business?

An arch tends to work well if:

You need solid, flexible space rather than a polished office or shop front
Your business involves production, trade work, repair, storage or distribution
You want a shorter, more flexible lease rather than a 5–15 year commitment
You're happy to fit the space out yourself rather than move in ready-made
Higher ceilings would help, whether for racking, mezzanines or larger equipment
You want competitively priced rent without moving further out of your area

If you'd rather move into a space that's already fitted and ready to trade from day one, a conventional unit may suit you better. But for most growing businesses, an arch offers good value without sacrificing flexibility.
