How much does it cost to rent a commercial property in Shadwell?

Rent varies depending on the size, condition, and location of the unit. Most of our Shadwell arches rent for between £15,000 and £100,000 per year. Railway arches in East London typically offer better value per square foot than equivalent spaces in core City or Canary Wharf locations.

What businesses can operate from a railway arch in Shadwell?

Our arches suit a wide range of uses including retail, food and drink, light industrial, workshop, office, studio, and more. The right use depends on the specific unit, its planning use class, and what your business needs. When you get in touch, we'll help you work out which spaces are suitable for your type of business.

What sizes of commercial space are available in Shadwell?

Our arches range from compact units suited to small teams or solo operators, through to larger spaces for businesses that need more room. We'll let you know what's currently available and help you match the size to your actual needs.

How flexible are the lease terms?

We offer flexible lease terms designed with SMEs in mind. We understand that smaller businesses need terms that don't lock them in unnecessarily. When you enquire, we'll walk you through the options clearly including length, break clauses, and what your obligations look like.

Can I view a Shadwell arch before committing?

Yes. We'd encourage you to view before making any decisions. Our team can arrange viewings quickly, and we'll make sure you have the information you need before you visit. Get in touch for more information.

What if I outgrow the space?

We have properties across East London and the wider UK. If your business grows and you need more space, we'll work with you to find a suitable next step.

Railway arches work particularly well here because of the area's character. The industrial heritage of the arches fits naturally alongside independent retail, food and beverage operators, workshops, and studio users. Businesses that need visible frontage, loading access, or flexible layouts tend to find arches useful.

The arches are almost like a blank box you can do so much with. Having three arches is pretty much perfect for what we do.
